Timisoara Hotel is placed in the central area of the city, in the northern part of Victoria Square. The complex has two buildings: the old building, built in the 1930s and the new building, built in the 1970s where the hotel functions today.

Our refurbishment proposal for the old building includes several operations:

1. The ground-floor, homogeneously treated, has a direct relation with the adjacent public spaces: Victoria Square and the perimeter streets.
2. Since the actual configuration of the rooms did not correspond to the current standards we proposed their rearrangement. Service spaces (lobbies, bathrooms) are oriented towards the passageways and rooms are oriented towards the exterior façades.
3. The atrium becomes a positive space, a connection between the two buildings. Being covered by a skylight, this becomes the central space of the entire complex. From here, one can take the panoramic elevators that lead to the upper floors of the old building.
4. In the existing attic, two loft levels will be organized, where accommodation rooms will be placed.

REHABILITATION OF TIMISOARA'S HISTORIC CENTER

Location: Timisoara
Category: Urban design
Year: 2010
Status: Project
Client: Timisoara City Hall

In the central area of Timisoara city the rehabilitation project continues a policy of expansion and consolidation of the public space from South to North, by joining the historical squares and a system of connection streets.
The investment developed by Timisoara city-hall with an EU financing program, intends to rehabilitate a public area of the historical centre, that consists of four squares: Piata Unirii (Union Square), Piata Libertatii (Liberty Square), Piata Sfantu Gheorghe (Sfantu Gheorghe Square), Piata Tarcului (Tarcului Square) and other 10 streets. The pavements, the urban furniture and the public lighting will be replaced, the green space will be extended and the technical and constructional infrastructure will be restored.
The rehabilitation of the public space will take account of its identity, acquired over time, to which the city inhabitants are attached and that they assume it. The memory of the public space is one of the attributes that we will need to observe and maintain.
The intervention solutions on the public spaces are directed by the following principles: the development of the public space from South to North as a pedestrian backbone of Timisoara city (Piata Operei (Opera Square) – Alba Iulia Street – Piata Libertatii (Liberty Square) – Alecsandri Street – Piata Unirii (Union Square)). The rehabilitation is complex. The solutions are unitary on all the surface of the public space (materials are natural: cubic stone, metal, bricks etc.), but they will be characterized by a series of details that particularize each representative place in a direct relation with the existing architectural elements.

TIMISOARA SOUTH SHOPPING CENTER

Location: Timisoara, Calea Sagului st.
Category: Commercial
Year: 2010
Area: 58 550 sqm
Status: Project
Client: Bega Grup

This site is placed on one of the major radial access roads from the southern part of the city – Calea Sagului. This investment is intended for the development of a commercial area – hypermarket and shops. Through the traffic system that we proposed the adjacent street network will be continued and an easy access to the exterior parking will be ensured.

OPTICA BUSINESS CENTER

Location: Timisoara, Calea Buziasului
Category: Offices
Year: 2010
Area: 12 757 sqm
Status: Under construction
Client: Bega Invest

The buildings existing inside the OPTICA complex were part of an industrial area. Given its location situated on one of the major access roads of the city, Calea Buziasului, and taking into account the dynamics of the surrounding areas, we proposed a vast operation intended to modernize the existing buildings and to redesign the exterior spaces. Building A (ground-floor+3 floors/5 floors) – underwent a new envelopment and will also be an inside rehabilitation. Building B (ground-floor +3 floors) – will be restored both on the inside and on the outside.

REHABILITATION OF CAMPINA'S CENTER

Location: Campina, Romania
Category: Competition
Year: 2010
Client: Campina City Hall

The principles for approaching the competition subject were:
1. Consolidating and extending the green area of the city.
2. Achieving a public space which is unitary as a whole, but fragmented and diverse at the pedestrian pathway level.

The green area
In order to put in practice the idea of restructuring the pedestrian area, it was aimed to transform this area into a big “urban park” and to create a green infrastructure at the level of the entire city by placing trees on the capillary lay-out of the streets. There will be developed “green connections” with the existing park placed in the western part of the city and with the rest of the urban structure (residential areas: one house and it's garden). The unitary nature is given by the unitary details and materials of the paving elements, present in the entire complex, the urban furniture, and the lighting fixtures. All these are simple and robust. The punctual elements (trees, lighting fixtures, sitting places etc.) have been located in the junction points of a geometric network which can develop infinitely, but following the same rule (the rule of division and multiplication of an equilateral triangle).

Fragmentation and diversity
The construction of a “grandiose” city square is avoided by generating a series of connected urban spaces whose crossing is continuous.

Functions
The public space is fragmented in several areas:
1. The square situated in the northern part of the pedestrian path
2. The park – occupying the middle area
3. Other areas with different functions: the median square (with temporary retail outlets), youth's places (with specific facilities for skateboarding, sitting places on the high platforms), an area for children and old people, the street art places (the southern part of the pedestrian path). Within the elongated public space, a “come and go” (promenade-like) pedestrian path can be developed, enriched along the way by the definition of different areas/events. It is proposed to encourage the development of temporary events or functions that confer a special identity to the site.

Diverse visual perception
The entire space of the project lies on an inclined plane from South to North, between which there is a significant level difference (about 6 m). As we took advantage of this special quality of the urban space, the pedestrians will have a different perception of the pavement: - from South to North, the field of vision is predominated by the green areas cut in the pavement and oriented to the Southern part, - from North to South, the mineral aspect of the pavement prevails (the plans of the raised “flaps” can be seen).

AGRIGROS OFFICE

The house where the improvement is made was built in the 1950's and doesn’t have any valuable architectural elements that could have been maintained or emphasized in the improvement project that we proposed. The intervention was minimal and was limited to the interior. The materials that were used are natural and contrastive: stone for the floors, transparent glass for the interior partitions and wickerwork for the suspended ceilings.

URBAN REGENERATION – TECHNOLEMN SITE

Location: Timisoara, Porumbescu st.
Category: Master Planning
Year: 2009
Area: 14 421 sqm
Status: Project
Client: Bega Grup

The site, a former industrial site, occupies the middle of a block made of:
- a relatively homogeneous perimeter structure, from the parcel occupation point of view - buildings with blind walls forming almost continuous fronts towards the street, sometimes developed in depth, with a blind wall on one or both side limits (sometimes forming courtyards). Their functions are diverse: individual or collective housing units, stores, services, public institutions.
- the middle of the block – the site under study – resulted from the dismemberment operations. The site used to be occupied by industrial buildings. Now these buildings have been demolished and the field is clear.

Taking into account this zoning, we proposed two relatively homogeneous areas:
- the perimeter area of the block – the parcels that are part of this area will follow the occupation pattern of the adjacent parcels;
- the area occupying the middle of the block – will have its own occupation rule and will include the free spaces, of a semi-public nature.

For the medial area, we proposed two furnishing solutions:
Version 1 – we proposed three alternating modules, which change their external appearance and their orientation to the cardinal directions, creating in the remaining space a system of semi-public spaces interconnected at the pedestrian level and surrounded by a ring of motor and pedestrians traffic.
Version 2 – buildings are parallel, and, public and semi-private spaces take shape between them.

This site is placed in the Elisabetin neighbourhood, in an area that is not homogeneous from the buildings height point of view, but which maintains its coherence at the street alignment. The continuous fronts of the houses built at the beginning of the XXth century are interrupted by free spaces or interventions made in the 1970s. Visually, the building is structured in two levels. The first one is placed at the street level and it is aligned to the scale of the adjacent buildings, forming the front. The second is placed at the roofs level, in the background, with a different approached. The ground-floor of the building is designed for public functions (services, stores) and the upper floors are used for apartments, which in their turn are of two kinds: the apartments in the base volume are three or four rooms units, and the apartments in the upper part of the building are duplexes.

URANUS PLAZA

Location: Timisoara, Uranus st.
Category: Housing
Year: 2008
Area: 29.167 sqm
Status: Under construction
Client: Urban Development & Construction

The Uranus Plaza complex project is proposed for a site placed at the border of Soarelui neighbourhood. Tangentially to this border a transition area has developed (between Soarelui and Giroc neighbourhoods) which, in time, turned into a cohesion zone as it includes some public functions necessary to both areas: park, supermarket, school, kindergarten, hospital. Thus, our project proposes to develop a complex that has both public functions, situated between the two neighbourhoods, and a residential function, as it perfectly integrates in the compact collective housing structure of Soarelui neighbourhood. The complex is made of two main volumes: a vertical volume – directed towards the most important access street, which becomes a vertical accent, and a horizontal volume – which closes the north front of Cristalului alley. This composition is placed on a base volume (ground-floor+1st floor), with public functions (services and stores), a permeable volume towards the courtyard of the complex. The façades of the horizontal building have a unique design: a play of volumes that are cantilevered off the façade and are oriented in a different manner to the exterior. This “movement” creates a façade pattern that ensures a unitary perception of the volume.

1 DECEMBRIE STREET OFFICE

Location: Timisoara
Category: Office building, housing
Year: 2008
Area: 1 105 sqm
Status: Project

This building is located on a site where the street alignment is stylistically continuous but, the houses are built in different periods. It has mixed functions: services, offices and dwelling unit at the last floor. The proposed building, due to its successive recesses, is perceived in a fragmented manner, according to the position of the viewer, being related to the context. The lower floors of the building are exposed to the pedestrian level of 1 Decembrie Street at the scale of the surrounding buildings that form the street alignment. The upper floors are receding. The effect of these types of joints is double: from the immediate vicinity, the impact of the 5 floors is visibly diminished, thus obtaining a scale correction; however, from far, coming from the intersection with Cluj Street, the building has another scale, being perceived as a higher volume.
